Marketplace brings renters in waves; door hangers bring them from buildings you choose. The trick isn't the flyer — it's the targeting: apartment complexes that have washer/dryer hookups in-unit but don't provide machines. Renters there have already lost a Saturday to the laundromat and already have the connections waiting.
You can spot these complexes in listing photos and floor plans on apartment sites, or just ask a leasing office.

Print & drop notes
- 4.25 × 11 in, single or double sided, 100# gloss cover stock; order 500–1,000 at any online printer. Print at actual size — fit-to-page will throw the trim off.
- Check complex rules before dropping — some prohibit solicitation; a friendly leasing office will sometimes just let you leave a stack in the office instead.
- Track it: use a distinct promo code or phone keyword per complex so you know which buildings convert, and log it on the contract's promo line.

Once the calls start, you'll want the contract ready before the first delivery: the rental agreement I use. And if you're still building the fleet, the full operator's guide covers sourcing through first renters.
